Plans That Work

A Saskatoon Company Focused on Residential Projects

Saskatoon gives residential designers a broad mix of work: new neighbourhood construction, established-area infill, older homes being renovated, acreage projects outside the city and basements being developed for family use or secondary suites.

The project type changes, but the job of the drawings stays practical: show what is being designed, give the homeowner and contractor a common reference, and provide the information required for the project’s next stage.

Because Drafting Smith is local, Saskatoon is also the market where the company has the clearest connection to the surrounding builders, neighbourhood types and municipal process – without relying on in-person meetings to move the work forward.

Current Local Requirements

A Few Things Worth Knowing Before Permit Drawings Begin

Saskatoon’s residential permit requirements vary by project. Drafting Smith checks the current requirements before detailed permit-related drafting begins rather than using one standard package for every job.

Residential Permit Drawings Must Meet a Drafting Standard

The City states that residential drawings are to be prepared to professional drafting standards, drawn to scale and dimensioned. Pencil drawings, graph-paper drawings and plans marked “preliminary only” or “not for construction” are not accepted for residential building-permit review.

New Homes and Additions Usually Need More Than a Floor Plan

Depending on the project, the application can require site information, floor plans, elevations, sections, structural information and supporting documents. The exact package is established around the actual scope.

Secondary Suites Need Their Own Review

The City provides a dedicated secondary-suite process, and the property’s zoning designation and the proposed suite configuration matter. A family basement and a secondary suite should not be treated as the same project.

Some Older Existing Suites Have a Separate Legalization Path

Saskatoon has a Legalizing Existing Suites program for certain older suites. Eligibility is specific to the age and dwelling type, so an existing unpermitted suite should be reviewed before assuming the program applies.

The Applicant Submits; the City Decides

Drafting Smith can prepare the applicable residential drawings and coordinate engineering information where required. The homeowner, builder or contractor submits the application, and the City makes the final approval decision.

Outside the City

Country-Residential Projects Follow a Different Approval Path

An acreage just outside Saskatoon is not automatically a Saskatoon permit project. The RM of Corman Park has its own planning and building processes.

The RM treats development and building permits as separate approvals. Its Planning Department reviews land-use matters, while MuniCode Services Ltd. is the RM’s appointed building official for building-code review and inspections.

That makes the property itself important early in the design. Setbacks, access, servicing, site information and the applicable permit authority can affect the drawing scope before a house or addition is fully developed.

Saskatoon & Central Saskatchewan

Saskatoon and the Communities Around It

Drafting Smith works throughout Saskatoon as well as nearby communities such as Warman and Martensville and acreage or country-residential properties in the RM of Corman Park.

The remote design process also makes it practical to take appropriate residential projects in communities such as Prince Albert, North Battleford, Humboldt and Melfort, along with other central and northern Saskatchewan locations.

The distance does not change the design process much. The local permit authority and project requirements do, which is why the property location is confirmed before permit-related drafting begins.
