Plans That Work
Saskatchewan Based. Built for Remote Collaboration.
A Regina project should not read like a Saskatoon project with the city name changed. The property, local permit process and type of residential work all matter.
Drafting Smith is based in Saskatchewan and works with Regina clients by phone, email, online meetings and digital plan review. The same process is used with local Saskatoon clients, so working from Regina is not a reduced version of the service.
The focus is practical residential work: clear designs where design is needed, and drawing packages that make sense to the homeowner, contractor and municipal reviewer.

Residential Work
Where Drawings Add the Most Value
Basement Developments
A finished basement needs more than walls on paper. Bedrooms, windows, stairs, mechanical areas, bathrooms and storage need to work together before framing begins.
Secondary Suites
A secondary suite is a separate dwelling and brings zoning and building requirements into the design. Access, separation between units, windows, room heights, mechanical systems and other requirements can affect the layout.
Renovations & Additions
Existing and proposed drawings can define what is staying, what is being removed and how new work connects to the home. Structural changes may also require engineering.
New Homes & Backyard Suites
New homes can be developed around the property and homeowner priorities. Regina also has a dedicated approval path for backyard suites, which are treated as their own development type.
Current Local Requirements
What to Know Before Permit Drawings Begin
The City of Regina publishes separate residential permit requirements by project type and accepts applications through eBuild. Drafting Smith checks the current requirements before developing a permit-related drawing package.
Complete Applications Matter
The City states that incomplete residential building-permit applications will not be accepted. That makes it worthwhile to establish the required drawings and supporting information before submission.
Basement Development Requires a Building Permit
Regina requires a building permit to alter or finish a basement. The drawing requirements depend on what is being developed and whether the project includes a secondary suite.
Secondary Suites Have Building and Zoning Requirements
The City allows secondary suites in most residential zones, but the project must meet the applicable building-code and zoning requirements. The City lists considerations such as windows, fire protection, separation between dwelling units, sound, smoke alarms, room heights, ducts, furnaces, plumbing and exits.
Backyard Suites Have Their Own Approval Path
Regina treats backyard suites as a distinct project. Development approval deals with zoning and site-related requirements, while the building permit addresses construction. The building permit is not issued until the required development approval is in place.
Electrical and Gas Permits Are Separate
Where applicable, the City directs applicants to the Technical Safety Authority of Saskatchewan for gas or electrical permits and inspections.
The Applicant Submits; the City Approves
Drafting Smith prepares the applicable residential plans and can coordinate engineering information where required. The homeowner, builder or contractor submits the application, and the City makes the final approval decision.
